Hi BP,

Do you use HELOC from your house to downpay an investment property? Or, what is the best way to use HELOC in real estate investment?

I've never used HELOC before but it sounds like a good option... any advice?

Hi

Do I need to hire PM for a small condo (2bed/1bath)? If I hire PM (7%), cash flow becomes negative, but without PM, it is doable...

Any advice would be appreciated

I know this may be oversimplify things, but how would you correlate neighborhood class A B C and school rating 1-10?

I arbitrarily assume C neighborhood with overall school rating 1-2, B with school rating 3-8, A neighborhood with school rating 9-10. Of course, A, B neighborhood without any major crime.

I am looking for a rental property and I couldn’t find good deals near where I am living when I ran numbers. Because I don’t have multiple properties, I want to start out myself without hiring property manager.

To sum it up, My rental property will be relatively far and I don’t want to deal with too many issues fixing or maintenance issues.

In this case, do you think I should start with condos rather than townhome or single family because of this reason?

I am searching rental properties and realized zillow provides rental estimates and prediction of home values in the next year, etc.

not sure how reliable are these info. Did Anyone reference those data when buying and share the experience? Of course I will need much more info but wonder if it is a good start to rely on these data.

I am buying a new home for myself, and the one with 0% down is doctors loan. I am thinking to rent out this house in3-5 years and move to bigger house.

Frank, thank uou for advice. It was not shingles and looks like there were incidences fo water leakage. Insurance claim revealed water damage as well... I think we need a new roof sooner or later. 

I have those two options for my first home. I want to start real estate investment ASAP, at the same time, don’t want to give too much money to the bank. If you were me, what would you do?
