7 single family homes and 1 duplex. Bought them as a package. Now selling individually.

Don't buy so many so fast! Buy one at a time that need less maintenance after fixing them. Better tenants. Buy cheaper and better location.

I am also in Utah County and it is a great place to be, but yes it is definitely inflated and can be difficult to find a property that will cash flow at all from the start. We just bought a house in Payson on KSL For sale by owner and got it for about 50k below appraised value! Also I build homes and if anyone is interested in putting up a new build SFH or small Multi Fam let me know and let's have a discussion! Best of luck to you.
