Seeking referral for Landlord Home Insurance for homes in TX.

My premium keeps going up with no claims and my credit is excellent. Houses are also not in the flood zone.

Any referral would be appreciated.

Maybe an update on how the ROBS plan worked out for you?  Just recently started the process as well. 

Yes it's not a "cash out"...  my apologies.   The corporation is registered as Real Estate Investment company and is backed by an attorney firm and accountant.  It's just a great opportunity to be able to utilize these funds without penalties and being able to invest it in yourself instead of trusting mutual funds and companies to invest it for you while on top of that being taxed and not being able to touch it till 59 1/2 years of age.  

Thanks Steven for the information.  I've been reading that it's not great for real estate as well but I'm hoping someone who has actually done the ROBS plan will read and give me some of their experiences as well.  It's definitely not an easy process to to do and wasn't cheap.  

Officially completed the ROBS plan and waiting on transferring funds.  I was wondering has anyone else utilized this method and what was the best use of the ROBS funds?  Is real estate flipping, holding real estate or land, or rental properties the best use for ROBS... or has anyone actually invested or started a business outside of real estate with their ROBS funds?

Instead of doing an LLC, has anyone thought about getting an umbrella insurance policy on the home or yourself to keep you protected from litigation and liability? I was recommended to that instead, especially if you only have a few rental properties.

I have never done a renovation project before and was in the market for some rental homes.   I noticed in the downtown Atlanta area these renovated homes were popping up in some "up and coming" neighborhoods highlighted with red, yellow, green, and purple accent doors.  They look really well done with a great color scheme.  I'm sure this person has to be a member of BiggerPockets right?  I'd like to know more about why those areas were chosen and to get a little insight into the mind of this real estate "flipper."
