I am thinking about buying a property in palm coast Florida to turn into a short term rental. Does anyone currently have a short term rental in palm coast? Is it performing well? What advice can you give to an investor new to the world of short term rental?

Hey everyone, 

I am looking to invest in a property in Jacksonville in zip code 32220. I am having a hard time figuring out the rental values for this zip code. the property is a 2/1 1400 sqf main house with a 1/1 500 sqf efficiency suite. Is anyone familiar with this zip code and can give me some recommendations about it and what the rent values might be?

Thank you for the reply @Tom Harkins. I am spending a reasonable amount of money to rehab the house. If I live in it for the first year, will I be able to write off my rehab expenses during the second year? As far as I am aware, I cannot take advantage of write offs or depreciation unless the property is being rented.

If you claim a house as primary residence in your mortgage application, does that affect your ability to rent the house out? Is there a certain period of time you have to wait before you are allowed to rent the house?
