@Joseph M. Thank you for your feedback. I am thinking of 4plex with FHA loan. I found one in Reseda, CA that doesn't really cashflow much...like $100 after only the mortgage, taxes and insurance paid off. But for socal ..it might be a good deal? So far everything else I have looked at negative cash flowing .

Hi, I am thinking to buy my first RE, but everyone keeps saying that big crash around the corner and it better to wait before getting into 30 year of overpriced loan. What do you guys think? Have some you been through it in 2008?What was your experience.

Hey guys, starting out with my wholesaling journey, and have some questions.

After you got motivated seller, what do you do...meaning what kind of papers need to be signed? If you can't find a buyer, are you are you responsible to but it?

@Ali Boone Yes that was another thought i had, but that deal was soooo appealing, but you are right, I should not rush.. I will focus on paying off the cc first and keep learning at the same time. Thank you :)) Love the name Hipster Investments!
