I am married and am the sole income earner(W2). My wife and I are planning on purchasing our first rental January 2021, and having 2-3 by the end of the year.

With that in mind we were planning on setting up an LLC and structuring our business with her as the CEO so she can then show income once we tip past the 10mortgages under my name. Our rentals will be in Washington state as well as out of state. I am looking for advice on real estate lawyers in the greater Seattle area to help me create this business structure or if other people have a detailed way to structure this so I can replicate it. Pros and cons encouraged. Thank you!

@Aj Parikh thank you, I am just a couple months behind you on this process and would love to reach out to you. Currently I am out in Seattle Washington with a good career and have always been interested in real estate investing. Jumping into an out of state turnkey seems like the easiest way to get some experience given my busy family and work life. After crunching the numbers on a spread sheet it really starts to snowball if I were to use my current savings rate and I am really excited in that kind of potential.

My biggest worries is that the rate of return they mention post capX/vacancy/management fees won’t be there. I would love to hear from other turnkey investors to see if they are getting the 200/door on these 80-90khomes after expenses.

I am new to real estate investing and now have the capital to purchase several properties 50-150k each anywhere in the US that will allow them to paid off by by the tenant, after all expenses and fees to a management company. My goal is to buy and hold these properties hopefully paying them off in 15-20 years. I have heard about several turn key groups but see there are mixed reviews from people on this site.

Like I said I am new to this and am looking for a mentor or someone to talk to about this process as well as some areas this may be achievable.

Thank you for your time
