Im a young person striving to invest and I got curious about the character of my future wife. Ive heard many times that a millionaires wife is the reason they made it so far. So my question is, Investors what attributes in your significant other helped you succeed or what holds you back? For example In my situation we like to say i’m the sword and shes the shield, as in I go out and look for investments and develop the skills I need for it and shes the budget and risk analysis.

Yes, you can get rid of PMI, but saving 20% may take another 1-2 years. If you bought something today with 5% down, you will be way ahead of the game two years from now and that PMI cost won't matter.

I understand. Thank you for the advice. I'm taking a more conservative approach for now as I'm inexperienced and need to be prepared for any unexpected costs, Thank you Nathan:).

Starting your real estate journey in Southern Arkansas can be a rewarding experience. To get started, consider VA loans, which offer 0% down and no PMI, and house hacking, which involves buying a duplex or triplex and renting out the others. Start small, budget aggressively, and learn from others' experiences. Network with local investors and attend real estate meetups to learn from others' experiences. Focus on cash flow and ensure properties generate positive cash flow after all expenses. Lower-cost areas like Southern Arkansas may offer solid returns on investment.

Good luck!

Thanks for the advice and greeting Wale!

You don't need 20% down if you intend to own the property.

Developing sounds like a bad idea for a beginner. I'm sure there are existing homes in the area for you to purchase.

I agree that developing is a bit much to take on as a beginner but putting 20% down would get rid of PMI and would make the bank more open to loaning to a young investor I would imagine.

Why wait a couple of years? Read some books about house hacking and buy something now. You can rent out the spare rooms to roommates to build experience and save more money for your next investment.

Im saving up for at least 20% down. The area I'm in is very rural so id have to develop a plot from the ground up and have a lot of up front costs id imagine.

Saving is never a bad idea. Check on a USDA loan.

Great! It looks like my area is approved for that. Ill look more into it.

Hello everyone, I'm a 21-year-old who has been passively researching real estate since early high school but I've decided to fully dive into it. I'm a Radiographer In military manufacturing and put together a budget so within a couple of years I want to take the jump into owning a property and renting it out. I'm located in very southern Arkansas but anyways just wanted to say high and I cant wait to interact with this forum!
