Single-family residence fix & flip investment.

Purchase price: $360,000
Cash invested: $121,000
Sale price: $575,000

A beautiful single family home in a desirable location - only 1 owner since it was built, and he was an architect who designed it for himself. The floor plan was very intuitive, stood the test of time, and even as a split level just made sense. The purchase price and estimated ARV allowed for a high-end flip with a midcentury modern design style. Updating this home and repurposing/redesigning the floor plan was a blast, and sold for $35k over asking in less than 12 hours!

Our first of 4 flips in 2021! This one was a great learning experience and we are very fortunate for the deal we were able to secure on the purchase end - it allowed for a few mistakes that needed correcting and cut into profit, but we ended up meeting our GC that handled the next few projects and took a lot of stress off of piecing together individual contractors.
