Does any one have experience with direct mail marketing companies like Wise Pelican, ReminderMedia or Mailchimp?

Im looking to create 8X8 (8 post cards in 8 week) marketing campaign where the company compiles the list of owners, design the postcard and send them out to the address. Has anyone used any of the above companies? If so what was your experience, what should I know as Im getting started?

Has any one had experience with Home Advisor Pro membership and the pre pricing strategy? Before I could just go on site and enter in my project and they would send suggestions or direct me to a pro, now they are giving me pricing and requesting I book the job. Would love to hear from some folks familiar with these changes. Thanks!

This is a niche I have a bit of experience in and have been considering more and more, lately.  The upside is definitely the consistent demand, provided you have a great location.  

We are near the University of Chicago and have had good results with not only students and grad students, but university employees as well.  Often times, grad students may have a partner or be starting a family and, in my experience, this lends itself to longer-term tenancy.  There is also stability/growth in rents when you have good proximity to a good university.  We have been able to be quite selective in our tenants based on the market.

Yea I think if you are going to be the one responsible for maintaining the property and the relationship with your tenants, being honest is the best way forward. You don't want to have to be worried about keeping up some charade for the duration of the lease.  

In the past I have always told my tenants I was the owner and that I was interested in the keeping the property to a certain standard for their comfort and implore them to reach out as soon as an issue is noticed. I also schedule quarterly inspections so I can stay on top of all maintenance issues and be proactive.This allows the tenant to know I'm an engaged owner/manager/landlord and has resulted in a better experience for me and the tenant.
