I went to school in Santa Barbara and frequented San Diego often. Gorgeous down there. 

Sounds like a bit of a stretch but may be able to be done. Are you able to move or is SD the only spot you want to live? 


 San Diego is definitely where I want to live.

I've looked at every purchase saying, will I be happy that I bought this in 15 years, even if I have to pay a bit more for it today or the payment is a bit higher than I would like. (This assumes you have reserves and $$ to pay for it).


 Makes sense. I will never leave San Diego... best city in the USA.

@Hunter Harmon you will run into this in Socal, I know I did when I was shopping for my house hack. Look into the NACA program as this was the same one I used for my four unit in Los Angeles. As a side note, House hacking in Socal is a slow game. It took me about three years, after improving the units, raising the rents yearly and reducing my costs, to break even. So if you can get a property, that is the first step, over time, it will start to make you income. Be patient.

I will tell you a little about myself. I am a lifelong San Diegan, and I have house hacked multiple properties over the last decade in order to ramp up my profile. I started off renting out my couch to a friend in my first 1 bedroom. Now I am working on adding ADU's to multiple properties. I have done everything in between.

 Pretty much looking everywhere. El Cajon I feel has the most bang for buck in terms of what I will be paying and getting in return with rents. I really like Oceanside... I am a beach bum so El Cajon will definitely be a change for me but I am willing to make the sacrifice. I have also looked in areas like La Mesa, North park, Clairemont. I am seriously open to anything!!! As far north as Oceanside and as far south as the border as well as east county. 

Regarding what tools I use, I am just looking at rental comps to get my insight for specific neighborhoods. I also work with a realtor that shares his insights and does a little bit of the digging for me.

when you say you're trying to 'match' your current monthly expense of $3K, I'm assuming you're saying that you're hoping to pay $3K net against the mortgage after collecting rent - is that correct?

i wouldn't add loans on top of loans - i'd just keep saving while you keep looking.


 That is correct. Goal is to pay $3k net against the mortgage after collecting rent. Thank you for the suggestion!

Given my circumstances, I'm exploring the possibility of house hacking in San Diego for my first property. I've been searching for residential multi-families in the $1M - $1.3M range to offset my mortgage by renting out other units. However, despite several months of searching, I'm struggling to find properties that break even, especially with current interest rates. My goal is to at least match my current monthly expense of $3k (After all units are rented) while aiming for long-term appreciation. I have around $165k in savings, with an option to withdraw $16k from my 401k after taxes and fees. Additionally, I can receive $40k in gifts from my father and ability to access a $20-60k loan from family at 4% APY interest. I'm planning to pursue a conventional loan with 10% down payment. I've noticed slightly better prospects in the $1.4 M - $1.6 M range, but I'd need to co-sign with my father to qualify. However, he wants to be off the loan within two years of purchase. Given these circumstances, do you think house hacking in San Diego is still a wise investment for me? Are there any alternative strategies or adjustments I should consider?
