Post: Wrap Around Mortgage sell in Texas

We have a home in DFW, TX we are currently renting out. We lived in the home for 2.5 years and were fixing it up planning our short term future to stay in the home then had a location change and now just trying to get our money back out of it as we are also having our first baby soon. The home is 1350 sq ft, a 3/2, nice sized yard, directly across from the neighborhood park. We added a full bathroom, new roof and carport.
Id love just to sell it owner to owner and not lose the little equity we have in realtor fees. Although I came across the wrap around mortgage option. Does anyone have experience of wraps in Texas? Id love to discuss the risks/benefits if so and who you may recommend to use to draft a contract up. If not, id love to hear if anyone is interested in or can help us out to find a buyer.
