Thanks Justin. I've actually been looking at Lone Stars as well. 

Any recommendations for underwriting templates you are currently using for syndications or joint ventures? 

I've been using Michael Blank's Deal Analyzer which works fine but there are some features that aren't available. (Assumable loan, Waterfalls/Hurdles, Ability to model a JV)

I've come across "Synthesis" by Sharpline Equity. Has anyone had experience with this one?

@Evan Polaski Thanks. Yes, I am familiar with ACREs models but don't recall one that allows multiple refinances throughout the hold period. 

I know its not really called a BRRRR, I was just hoping to make it easier to understand than to get into the "infinite return" or "Perpetual" terms.

We're looking for a model that can model a legacy hold essentially.

My partners and I are in the process of forming our entities to start investing. We feel pretty confident in understanding the structures in general but we have a few questions and would love to pick someone's brain on how they did it or if you know anyone that can assist that would be great! We started a parent company in Wyoming but we do most of our investing in Tennessee. I have some questions in regards to making sure we structure everything correctly and not get to the point of diminishing returns.

I bought a single family home, rehabbed it myself, rented out the two additional bedrooms during ownership and then sold it
