@Heath Ryans Yes sir. Is there another easier way to go about this? 

Every real estate site has an option to find homes for rent but I never see an option to see rentals that currently have tenants and how much they are paying. Is there any way to find this out? Thank you for the help! 

I am curious if there are areas zoned such that they only allow people to buy homes there and not rent. I ask because I was on rent.com and when I searched an area near me, there were some places with tons of rentals and other places with square miles of land that has plenty of homes there but none for rent. If so, can someone please point me in the direction of a website that will show you areas zoned against renters? Thank you!

I have heard that it's possible to set up a self directed 401K or IRA that you can use to invest in your own real estate tax free. I am wondering if anyone has done this? It seems too good to be true. Each week I set aside $175 for real estate. Can I really pull that money (plus the additional tax that I would no longer be losing) and put it into one of these self directed accounts and then use all that money on my real estate deal? I am from Akron Ohio if that makes an differentce. Thanks for the help!

I live in Barberton Ohio and am looking to buy within 30 miles of that area ideally. 

Hello everyone! I’ve been binging everything BP for the past month and have a accumulated laundry list of questions to ask. My first questions is what repairs am I allowed to make to a property I just bought and plan to rent? I am assuming everything except gas but I am unsure and can’t find an answer on google. Also, do the rules change if I am living in one side and renting out the other? Do the rules also change if I am just an owner occupier with no tenant? Lastly, do the rules change if I am no longer living in the house and it is just the tenants? Thank you so much for you help!
