Good afternoon, 

I have a unique situation. 

I purchased a cozy 2bd 1bth home in South Dakota from the government. Part of this government contract requires I remove the home off the property. I was going to originally set this down on a plot of land in my state of Kansas but long story short I realized I can make much more money moving it in-state. I need an estimated 70-100,000 to facilitate this flip.

I need to buy a plot in SD, move the home to the plot, do light-medium renovations to pretty it up, and then flip it. I am working with an agent in SD and getting quotes on all of the list items but I think there is a profit margin of 75k-120k. 

Edit: I of course am reaching out to some local friends/family who may be interested in investing, but if they can't/don't want to, what are my other options?

I'm new to Kansas, but so far I like the far east side and the north west side. My grandfather was an agent in Wichita for 30+ years so he does a good job educating me on weird niches in the neighborhoods whenever I ask. Though he loves to say "West side is the best side" 

I don't own any investment properties in Wichita yet, but I will soon.

You know, I hadn't even thought about using software/apps like this as a new RE investor. Glad you posted this.

Anyone in cowley county Kansas or familiar with the area? I need bank recommendations.

I've reached a deal with a seller on a home, and after looking at 1 of my approval letters more in depth I realize they want a ridiculous 9.6% of the loan amount in closing fees.

That is astronomical and any houses I've ran numbers on so far would not be profitable at that rate.

2 Questions for the real estate veterans here,

What has historically been a 'good' cash on cash ROI?

How much lower has that bar moved with today's current housing market?

Hello!

I'm new to Kansas and new to real estate investing. I've played with stocks and crypto and still hold both, I also love physical Gold and Silver Bullion (not really an 'investment' in the regular use of the word)

Real estate gets me pretty excited and I've been learning about it loosely for the last few months.

I have some personal goals that I believe rental property will help me achieve but most importantly I want a future in solid tangible assets.

I work full time as an IT professional and would love to keep learning about real estate and the Midwestern markets.
