Hi everyone,
I'm researching and aim to get my first rental in Sacramento area or 30 min drive radius - I'd like to try AirBnB to max ROI. My timeline is in the next 6 months. Can anyone recommend a good area for AirBnB or share your experience how to get started if you've done that? Thanks in advance!

Hi all,
I noticed the floor in one bedroom is buckling and warping on edge after the tenant moved out. I texted the tenants and she said their family didn't do it. They requested coming over this weekend to check it out. How should I handle the situation? I'm not interested in keeping their deposit but I do want them to have someone fixes it. If they can't, I will find a handyman to do the repair.
We did a thorough walkthrough before she moved in and videotaped it. There was no floor damage. Unfortunately, I only kept the youtube version and the quality is too low to tell the condition of the floor. We also did final walkthrough 2 weeks before she moved out. But the area was covered with furniture. At the day she moved out, they were in a rush and I kicked myself so hard for not doing one final detail walkthrough when the floor is finally clear.
If they still insist they didn't cause the damage, can I still deduct the cost of repair from her deposit? How would you handle it? Thanks in advance.

Agree! Facebook is quilty on quality control of their market place. They're making a load of money from the data collected from us. At least they can do something to decrease the scam posting. This is hurting a lot innocent people.

Some potential tenants found our real posting on Zillow and let us know. I've filed a police report and IC3. He just continues posting the fake AD with a super low appealing price on Facebook. There is no real email address or phone # that I can reach out to Facebook. The report button is totally useless on Facebook and the Ad is still there after a few days. I really want to stop him!! Not only for myself but he is asking those who are interested to wire money and give him the copies of their ID. If you have any idea how to take legal action or to stop him, please advise. Thanks!

Thank you all for your feedbacks. End of they did provide the pay stubs. That makes me feel better.
There are quite a few applicants stop the application process after I ask for bank statement and pay stubs. They seemed to be all well qualified. Most of them are engineers. I'm quite surprised as this was not an issue 3 years ago.
Do you see this trend that people are more reluctant to show individual landlord these personal financial information? I know there are quite some news about identity theft. I'm seriously thinking I should get a realtor license to make this easier.

Hi Landlords,
I have a question. We're at the final stage to screen tenants. We're asking for the 2 latest pay stubs and bank statement to verify their income. And prove they have enough fund to pay the rent if they're out of the job next month. However, they do not feel comfortable to do so. They have great reference from the current landlord and great credit score. What would you do?
They said they can send us the offer letter as a proof of employment. I think it's reasonable. However, what about the bank statement? I understand it may not be comfortable to show us how much they have at the bank and the the bank account #. Is there any alternative method you'll use?
