@Larry Turowski I spoke to him today we are going to add myself to the title as an addendum.  

@Linda S. Right now he has 4 properties that he's working on and has about $100,000 invested into them. 2 condos that are under contract and will close in about 2-3 weeks. 2 single family homes, I have been shadowing him for the past two months and have seen the properties and know what kind of work he does. So its not that he doesn't have money. He just saw it as an opportunity to add more projects as well as someone(me) to help him out on small things that would save him time so he can get projects done faster. So I am not worried about him not having money. I just don't agree with not being on the title and agree with what most say. 

@Sam Shueh I agree with you and I thought the same. It would be my first deal so I thought it would be a good opportunity to partner with someone that has experience and has done this for a while so I could learn. But I might just look into doing this on my own.
