Thanks guys. I've always been interested in real estate. Our home has appreciated nearly 60% since we bought in 2012. That was one of the main thing things which piqued my interest.

Hello BP,

My name is Hugo, and I reside in Little Elm, Texas, about 30-45 mins from Dallas. I wanted to take some time to introduce myself to you all. I guess I'll start with a little information about me. 

My current occupation, which I have been doing for the last 7 years is Professional Poker Player. My specialty is No Limit holdem and mostly play cash games, but I play some tournaments as well.

Grew up in Peru and moved to the States at 16. I am now 32. Im currently working towards to Finance/Accounting degree. 

While this is only my second post, I've  listened to about 6 BP Podcasts, I have to say, they make the drive much more enjoyable while getting to learn great new info.

Look forward to diving through the BP Guides and learning more about real estate and hopefully be prepared for my first deal in the next few months.

While I was analyzing your deal, it reminded me of my first "real estate" meeting. I was offered a deal, where I had to put up 200k, 50k for the land to build a "custom home" for 150k, and sell it for around 300k, in Oak point, which is near frisco and denton in far north dallas. He would do all the work and expect to get 50% of the profits...Not to mention he said it would take 9 months-year. (building from scratch). Glad to have stayed away from that.

p.s. This meeting took place last week, I'm literally new at this. But I've listened to a few  of the bigger pocket podcasts.
