I'm looking for a provider selling NPNs in small pools/tapes with options of cherry picking as well. Any help would be greatly appreciated.

Kind of, I have the owner direct contact as he's a friend if the family. I found out later that he was looking to sell. I'm concerned about how the agent would be paid for the sale if we agree to seller finance.

Members,

I found a potential seller finance deal within my farm area but it's listed on the MLS. How do I include a real estate agent into a seller financed deal? Property is listed on the mls and I don't want the agent to feel like I'm stealing her deals.

Thanks for your help

Chris, I'm finishing up a fourplex purchase myself, using FHA. this was a great was for me to increase my units with little money down. I had the money for a conventional mortgage but wanted to ensure I had money for any potential repairs or vacancies that may come up within the first few months. FHA requests that you live in the home. there's no set timeline regardless of what people may tell you. what's important in this is your intent. if you purchase the property with the intent to live there but then 6 months find a 3 family or 2 family that fits better, you can move on to another unit without issues. hope this makes sense.

Msg me if you need help with funding. I used a company twice already with good results. They offer 0% lines of credit 9-15 months or short term loans at great rates.
