 I received the same call, and tried to do some research. No information at all. The Airbnb account they presented as reference had low customer rating. They said guests don't leave reviews, but my 85% or 90% of my guests leave reviews. Seem very suspicious

Here is the controversial question:  Does it cost you to use a buyers agent when purchasing property?     I say yes, what say you?

Of course it costs money to use a buyer agent. That's why I only think it is appropriate to use representation when they bring an off market deal where there isn't much competition. Otherwise, I don't need representation.  Since I'm a long term investor, as long as I'm comfortable with a value, I'll buy and hold.  Why should I complete with other illogical investors who are overpaying. Looking at the Austin real estate market right now, alot of the deals don't cashflow.  Although I can support negative cashlow with an aggressive offer because I believe in long term appreciation of the Austin RE market, what I've found is that I'm still 7%-8% lower than the highest bidder.

@Neil Narayan.  thanks for confirming my understanding.  what's to prevent collusion. i'd rather have two independent brokers on 1 deal to avoid potential conflict of interest.

After reading an exclusive representation agreement, it appears that a broker will act as an intermediary. Based on my research of Texas law, it appears that the intermediary could theoretically represent both parties (listing agent on seller side, and then act as an immediary to represent the buyer side).  This could theoretically create a conflict of interest.  Let me know if I'm missing anything. Thanks so much for any insights.
