The Central Florida Realty Investors Association has a local Brevard chapter meeting in Merritt Island monthly on every third Tuesday @6:30pm. You can go to your first meeting for free. If you join you can go to any of the chapter meetings and the main meeting in Orlando.

@Wayne Brooks,

the interest rate is a little higher, 5.10%. That's for 15 years.

@Michael Smith,

I have provided all the information you mentioned. I just called the loan officer and left a message to find out what is going on.

Thank you both for your help. I will let you know what I find out.

Thanks @Michael Smith .

I don't have a contract yet, although the application was based on purchasing a particular property. Should I still have already received a GFE even though I don't have a contract yet?

@Michael Smith

@Michael SmithFannie/Freddie product, it would just be whatever the lender's particular requirements are regarding seller contributions?

@Michael Smith

My only goal would be to reduce "cash to close". The lender tells me the actual closing costs should only be about $350-$400.

Do Fannie/Freddie underwriting guidelines always come into play unless using a portfolio lender or private money?
