The only issue I can see by initially circumventing your agent could potentially be "cut out" of the deal and/or their commission when you do end up writing an offer because the listing agent could argue that your agent was not "procuring cause" for your interest in the property since you contacted the listing agent directly and began negotiations.  I would suggest letting the listing agent know up front that you are working with an agent.  Even better, email the listing agent with your offer (beneficial to you because in real estate it needs to be in writing) and copy your agent on the email.  Most agents in my area won't present an offer unless they have it in writing.  Sending the email is probably even faster than the phone call.

I definitely agree.  While it may not be the actual real estate market that is presently crashing - the economic downturn that we will see because of the brexit will certainly affect the real estate market and cause it to take a downturn as well.

Interest rates being low are not a sign of a good or strong real estate market.  They are a sign of a weak economy that can't support interest rates required to properly sustain our economy.  On that note, there are numerous countries that are at negative interest rates.  Does that sound good?  It's not.  Essentially they are paying their banks and financial institutions to hold their money for them.  You put $1000 in the bank and you'll be lucky if you get $999 back after 10 years.  :/

I spoke to a fellow investor friend of mine earlier today and while he is somewhat of a "doomsday prepper" he had also predicted the real estate market crash back in 2005.  He sold his home for top dollar, rented a place until late 2008 and then bought another home at the bottom of the market.  I was amazed at how he knew exactly what was going to happen.  He follows the stock market and the global economy very closely and from what he has said to me, he thinks that the "brexit" is going to send Europe (and eventually the US, among other countries) in to a recession.   We will see a lot of volatility over the next few months but eventually this "brexit" will not be a good thing, economically, for us or the rest of the world.  Yes, it is a good thing for Britain's sovereignty, and good for them for having the guts to do it.  Brexit has the potential to crumble the entire EU.  It already seems as though Greece is next in line to leave.  Then what?  What if France or Italy decide to leave?  I don't necessarily have the answers to these questions but hopefully they are thought provoking for you.

Hi @Ronald Bourgeois I am a real estate agent too.  But the site that I'm speaking of is BulkREONetwork.com not REOnetwork.com.  Sorry for leaving that part out.  I have personally received the lists from this company as well as another company.  Just not sure where they are getting them from.

Is anyone on the email list for reonetwork.com or had any experience with them?  I receive their emails and can get access to pre/post auction properties - they send an excel spreadsheet with properties in the state I ask for.  I am wondering if anyone knows how or where they get this list from?  I'm actually a member of another email list that sends me the same sort of list with the same properties on it.  Just wondering where they are getting this info because they charge a pretty penny ($3500+ per property) for you to bid on one of these properties.

Realtystore.com contacted me to advertise with them (as a Realtor) for free for 30 days.  I did it so I could see "all" the info on their listings.  I didn't gain access to that side of the site but after a lot of research I've found that they seem to pull their info from the same places that we already know about...mls, zillow, hudhomestore.com, etc.  I haven't found a listing on realtystore.com that wasn't listed somewhere else as well.

Hey Chad, I am actually completing my final coaching session with Rich Dad Poor Dad this week.  I have learned a good deal of info from the coaching sessions - but honestly it's nothing I couldn't find online myself.  What the coaching session really did for me was teach me to be open to investing in other states as well as multifamily and commercial properties.  While I haven't yet bought in another state nor purchased multifamily or commercial real estate, I'm actively looking and submitting offers now.  The coaching also helped keep me motivated and accountable with my progress.  I don't know that it was worth the $6,000+ but once land a great multifamily deal, I will probably feel differently.  

I have also seen Cody Sperber's emails and I am thinking about looking into his direct mail product to help give me a kick start.

David, you are going to run into an issue when you have to sign the "arms length transaction" form that all banks require you to sign on a short sale transaction. Since you are going to be the purchaser, you can still be the real estate agent (according to most banks) but you will not be able to earn a commission from the transaction. If you have another agent represent you then you must not have a business affiliation with them, which would also include a referral agreement for commission for the transaction. Basically, you can certainly buy short sales as a real estate agent but don't count on the commission from it. I have not come across a bank yet that will allow you to earn a commission as the purchaser of the short sale property.
