@Tony H. Sorry for the delayed response.

You can add additional clauses, forms, etc as addendums to the main lease.

If you are going to create your own lease make sure it is reviewed by a lawyer.  The other thing to consider if creating your own leases is keeping them up to date with changing laws.  For that reason alone, I use the CAR leases augmented with addendums.

If your home is cash flowing and you don't need the money now, I'd suggest holding onto your property.  Over the long term between cash flow and appreciation in the San Jose area the returns are hard to beat.

Of course all of this depends on your personal goals and situation.

Hi Ellen,

You could put a lock on the laundry room door.  I had to do this for one  multi-unit I manage.   The tenants have been happy with that.  Vandalism is similar to graffiti you have to fight it until it stops.  Eventually, they move on. 

You could try Mission Laundry Equipment for purchasing a machine.  I don't know if they rent?  PGE has rebates at times that could help offset the purchase price.

If you are moving out of the area renting machines that includes maintenance support may save you some headaches if/when things go wrong.   A simple phone call solves the issues and usually costs nothing.  Of course you still have to get the coins collected.

I have used WASH (www dot washlaundry  dot com) with good success for a number of years.

No affiliation etc...

I use the coin system.  I visit all properties at least once a month so not an issue for me to collect coins.

I use CAR for:

the main lease

mold disclosure

lead disclosure

I use CAA for:

unlawful activity

satellite dish

asbestos

smoke detector

carbon monoxide detector

bedbug

grilling

mimo (move in move out)

I also use my own personal "house rules"

California Apartment Association  has some forms that you get access to with a membership.  They have other useful membership services too.

Personally, I use a combination of CAR and CAA forms for my leases.

As others have said be sure to fully understand tenant/landlord laws at both the state and local levels.  And don't forget fair housing.

BRRRR Works best when buying a property under value or in an appreciating market (both value and rent rates). Preferably both.

I would consider them if they cash flowed.

San Jose has made a lot of changes recently (past 1 year) regarding rent control ordinances and no cause evictions. Best to know the rules inside and out and then manage your properties accordingly to reach your ROI goals. The rules may change and expand the properties they affect. Staying on top of changes will allow (potentially) you to make changes before the laws change. A good PM will be invaluable in this regard.

For me it's all about conservative numbers that factor in various risks.  This will be different for everyone.
