Indy is a tough place these days to get estimates or work and tougher at a reasonable price even if you have long standing relationships. You may need to provide an incentive to motivate them.

@TeroneJohnson  Usually if it is inherited the basis is the fair market value at the time of inheritance which makes a big difference at time of sale. Definitely  advise them  to get  expert advice.

@mikeknowles  Have you had any trouble with Affinity paying claims?  We had several clients with them and had 2 different clients have claims that took forever and lots of arguing to get paid.

@Phil DuChamp  Exactly I guess it depends on the definition because I have seen some they advertise as B that are very clearly C areas   LOL

@Chris Clothier  As a over 35 year investor in Indy I can say that my experience indicates that in the current market there is no way for one company to capture that many good opportunities in one year in this market 

@Ross Denman we are also a Property Manger  in Indy and have had the same experiences as you have had with their buyers.  Some  we have had to turn down managing due to condition. I am sure they have some good properties but we have not seen them

@. I would encourage you to look into

1238 N Sheffield . While some may consider that a C class it is definitely  at the very bottom of C and not a highly marketable area for quality long term tenants.
