Hi there! Looking to gather some ideas on other investing opportunities besides STR's. We currently own and operate a wedding venue and have 5 STR doors. I also am a real estate broker. Looking to expand our portfolio with other things that would bring good opportunities.

Seeking advice on a personal transaction. Closing on a property next Friday and am currently financed with a conventional loan. We need to add onto the house to create space for the family and do some exterior upgrades as well. My current lender couldn't do a HomeReady or construction loan. He suggested a HELOC, but after further research, it's not going to give us much to work with because of limitations. Purchasing at $375k, appraised at $380k. Will easily appraise for over $480k once the addition and upgrades is done. Looking for atleast $86k of the construction to be financed. Any other creative financing ideas?

I am looking into purchasing a residential property that has 16 acres, event space, and horse barn.  This would be an income producing property that is already zoned for ag, commercial, and residential.  My only concern is being able to find a loan that works with my finances.  I have called Farm Credit and they told me I'd have to put down minimum 25% for a 25yr term.  Do I have any other options?  I don't think I can put 25% down due to the purchase price.  Thanks!

Hey all!  Trying to find a way to discover what liens are on my properties without having to have a title company run an expensive search on them.  I've tried a couple of the top ones like searchq.com and their sister company nextace.com but they do not cover Marion County.

Does anyone know a real estate attorney that can do a quiet title for under $1500?  Is that normal rate for that type of service/lawsuit?

I have a hispanic that is interested in buying a property for cash.  How would I transfer ownership to him without a social security number?  Is this legal?  

Following up from a previous post on here about not being able to unload the properties we bought at the surplus sale.  After talking to the title company, we need to have a real estate attorney get involved in Quiet Title.  

Is there any way to sell these with the same quitclaim deed that the city sold these properties to us with?  Obviously we have learned from this experience and will never invest this way again.  We have ditched the mentor that got us into and that has drained our savings account.  

Are there wholesalers out there that buy these without doing a Quiet Title?  I mean we are looking to unload these for less than we paid for them and are even at a higher loss if we pay for a Quiet Title that takes 100 days to do.  

Walking away from them at this point is not an option and neither is investing any money to get them move-in ready.  

At this point I'd just like to unload them.  They are not rent-ready at this point.
