I am going to be using 3D Cement printed homes. The construction costs will be reduced. My goal is for these homes to be affordable and about 600 square feet. Unfortunately, the tiny homes are not affordable, just tiny.

I have a piece of property in an unincorporated area east of Dallas. It is supplied by a MUD and I have approval for 20 tiny home and a facility for laundry machines. The property is about 1.5 acres and I only need for the county to approve infrastructure plans. A court ruling in Texas establishes that a tiny house does not need to be on a chassis. I have visited the Lake Dallas Tiny Home complex and although their website states they do consulting, they did not have time for new clients. I have several questions: 1. Does anyone have experience with such a small development and provide consulting services? 2. I have considered purchasing shells and having them converted to tiny homes. Any thoughts? 3. What about solar on the roofs to reduce tenant costs?  Thanks for any input.

I am considering the purchase of property zoned multifamily and commercial, but a large portion is in the 100 year flood plain and zone A on FEMA maps. Would you avoid such a purchase having this information? How can I mediate against the risk of flooding?

Thank you for your input. What was the width of your road? I finally got a local bid and it was $3.75 per square foot, so the width of the road is a big deal. Thanks

Post: Steel Studs vs wood studs vs aluminum studs

I sure that everyone is aware of the dramatic increase in wood and particularly wood studs. Currently wooden studs are twice the price of steel and aluminum studs. Can anyone comment on the pros and cons of each of these building materials? I am actually looking at building some small rentals (I know that is crazy) in east Texas. Thanks in advance.

I am considering the purchase of a 32 acre parcel of raw land just east of Dallas. The land is flat, and totally cleared as it is begin used for hay production. The parcel comes off of a extra territorial road maintained by the county, and it is asphalt. I have read the county requirements and it sounds like I could probably place 15 parcels on the land but I would need to build a road consisting of 6 inches of gravel and two layers of asphalt. The lot is very long. It does not have a sewer system. I would need to have right of way for utilities, but water and electric are at the front of the parcel. Any ideas as to what the cost of a asphalt road per linear foot, thinks 20 feet by 1200 feet? Minimum parcel will definitely need to be 1 acre because it will need septic. Also, there are overhead electric utilities at the back of the parcel. Any ideas about how to effectively use this area?
