Trust me, I thought about that...but I'm booked out 4 months here and I'm in Jacksonville, FL and they are in Michigan. Do you know of any wholesalers or flippers that may be interested?

Hey folks,

My mom is unable to stay in the house that she is in and I live too far away to help her with it, so selling it seems the best option. This should be a good fix and flip opportunity. Please PM me for address and details.

@Thomas Franklin, Thank you for your time providing that information. It was very intriguing and echoes how I'm looking to approach properties. I would like to use a 50% rule to cover more costs and provide better spreads, but also realize, especially in a market like Jax, that that will be tough. I'll either get super creative (hustle) on the deal finding or get in with a great wholesaler.

@Joey Hamaoui , Thanks! I agree on the cost of acquisitions. My plan was to use the $100k as my portion of "skin in the game" and work with either a portfolio or hard money lender for the rest. Definitely will connect soon

@Corey Clarkston - thanks for the welcome. We are super excited to start flipping homes.

@Account Closed - Basically we are looking east of the St. Johns along the river, beaches/ICW area and Beauclerc, Mandarin, Julington Creek and maybe St. Johns. 

The houses we chose will be mainly driven by Price Per Square Foot. For example if you have two houses identical in size, that for the sake of this example, need equal rehabbing, let's say...$40K. One house's ARV would be say...$100 per sq. ft. whereas the other would be $135. Since we will be doing a majority of the work ourselves, to begin with, it would seem to make sense to rehab the 2nd house and getting a better return on your rehab labor.

So despite area, I'll be focusing on ARV with a higher price per sq. ft. Does that seem like a good strategy?
