Nadav,

Both types of investments will serve you well whichever you pursue as long as you stay the course and continue investing.  The Bogleheads (Vanguard diehards) and Bigger Pockets crowd have plenty of millionaires among each of their ranks, and I'm sure each invest in both asset classes as well as others.  Not bad company.

Find out what percentage of your assets you want in stocks/bond and what percentage in real estate and be conservative at first in your risk tolerance.  Real estate will require more of your time from a management standpoint but it can possibly accelerate your wealth building through the use of leverage.

Pick up a copy of The Millionaire Mind by Thomas Stanley if you haven't read it already - he talks about the wealth building aspects of a sample of decamillionaires and most didn't build their fortune through publicly traded stocks but rather through their own companies (including real estate).

Best wishes!

Mike

Thank you for the great advice.  As a newly minted pro member, I'm ready to expand my network here on bigger pockets.  :)

Welcome to bigger pockets!

Sorry to hear about your previous partnership but it sounds like the latest one will work out better!

I'm also in Houston and currently investing in single family homes.

Your accounting degree should be a great asset to to your real estate investing!  I've got a BBS in Finance and it has been somewhat helpful.

Good luck!

Mike

Brett,

I believe if you can find an owner-finance deal, that would be an ideal way to enter into a real estate investment if you can get the price and terms you need to earn the % return you desire.

My first few deals in residential real estate were financed by the owner.  The down payments were 5% to 10%.  No mortgage insurance was required which was a nice benefit and the loan didn't go on my credit report.

Later when interest rates dropped to 4% I refinanced them with traditional bank loans.
