North of St. Joe in Country Club area. Property was built in 2010

I'm currently looking at a triplex in St. Joseph, Missouri. I have ran the numbers on two different calculators and have two different numbers. It seems like a good deal but a little nervous the number are wrong. Here are the numbers.

Asking price $169,000

Down Payment 25%

Total Rent is $1900 per month

loan Rate 6%

Property Tax $108.33 Per month

Insurance $118.08 Per month

Property Management 10%

Cap X 5%

Other expenses 8%

Any help would be greatly appreciated!
