Thanks for all the advice. I let them know today that the yard would not be getting split and addendums would be made giving the other unit full use of the rear yard, and this unit would only have access to the shared walkway since nothing was ever specified in the leases. I gave them the option to leave if they didnt like it. Of course they are not happy at all and told me they will now seek legal council. Guess ill start lawyering up!

I have a 2 unit in Pennsylvania. I'm dealing with a newer tenant who is supposedly disabled( some heart condition) who doesn't get along with the tenants in the other unit( they have been here for years). I've had complaints about noise, parking, harassment from these tenants since they moved in about the tenants who have been there for years. They have even sent no contact letters to the long term tenants saying the interactions are not good for the gentleman's disability. Now they want the back yard split to help enforce their no contact letter. There is nothing in the lease about the back yard being shared or split. When they moved in they asked about the yard and we told them it was shared because it had been before and was never an issue. Now it apparently is a big issue. We don't really feel its right to take it away from the long term tenants who have children. Plus there is one walking path from the parking lot to the units. We don't feel like we really have to accommodate with a fence or some kind of divider. We are thinking of telling them we wont be doing anything about the yard and maybe even giving exclusive rights to the other long term tenants and giving them the option to break the lease early and leave if they wont agree. Appreciate any help or feedback.

I just purchased my first rental property and now have the opportunity to invest in self storage. My cash is a little low at the moment from the recent purchase of the property. So i'm looking into private money, or trying to figure out some other creative way to get cash to invest in this new deal. Thanks in advance for the suggestions!

I am closing on a duplex in a few day where one tenant is 3 months into their 1 year term lease which according to my state law I must honor till the lease expires. The other tenant has been in the home 9 years and is on month to month terms. My question is, can I have the month to month tenant sign my lease agreement even though the I am assuming the previous landlords lease agreement with the tenant who is in their 1 year term. Does this violate any fair housing issue with using 2 different leases with different terms in the same building?
