Post: Houston - How to Find Deals

Hello-  

My wife and I are novice real estate investors (we have 6 rental properties). The problem we are having is finding good deals. I am on several mailing lists and maybe 95% of what I see is not good (inflated ARV, underestimated repairs, etc).

Does anyone have any tips on how to find good deals? Are there meetings where a lot of deals are made? We are cash buyers.

Hello-

I'm wondering who everyone is using to fill orders for letters/postcards to probate leads. I just started my direct mailing campaign, and sent out quite a few non-probate postcards, but it seems to me that probate leads are more sensitive in that names have to be correct (don't want the letter to be addressed to a dead guy!). Anyone have any tips? What are your experiences with different services? Thanks so much.

I think I've got a pretty good list of probate leads now, and I want to use a commercial service (yellowletters.com or click2mail) to send them off, but I can't seem to get a clear answer about the best way to upload the list and have the names of the estate or executor look ok (sometimes both are in the same field) while not having to manually edit hundreds of leads. I know probate leads are very sensitive, and I think it could be a deal killer to get names wrong or (as one company suggested) address people simply as "homeowner".

I appreciate any advice. Thanks so much.

Hello all-

I'm about to get going on wholesaling and am getting ready to pull the trigger on some kind of commercial leads list. I've asked around and heard that Real Acquisitions is what many people use.

Anyone know what the alternatives are and how they compare for lists in the Houston area? Appreciate any and all feedback
