Thanks Jerry,

The seller is not the PR nor the executor of the estate.
So they must need my information to justify that there has been an offer made. I just didnt know if this was standard procedure for a probate property or if something fishy was going on. Like I said before I have done other wholesale deals but have had no experience with probate.

After seller gets permission to sell does the deal go basically like a regular wholesale deal or are there special requirements to me met?

I forgot to mention previously that the probate office also asked my name , address , marital status and spouses name.

Hi everyone,

I have a potential wholesale deal that involves probate in which I have never been involved with. The property I am pursuing is owned by the seller but there is a additional lot with a garage that is owned by the sellers deceased parents.
The seller told me that the lot is in probate?

The seller has accepted my offer but insists that the lot must go with the purchase. She told me that she contacted the attorney and that they would be sending us papers to sign. Im questioning what these papers might be because as a wholesaler I am not comfortable putting myself in a position where as if I had to back out of my purchase contract I could be locked in with this probate situation. The only paperwork that I am accustom to signing are my PC and assignment contracts. I hope that the way Im explaining this makes sense?

Any input or guidance would be most generous to me

Hello fellow BP'ers,

This is my first multi property wholesale deal and I want to make sure Im
doing everthing right. I have 6 properties under a option to purchase and
a out of state buyer that wants to start the deal tomorrow.

All six properties are on one option contract and I plan on signing a purchase
contract tomm. with the seller and put all six on that contract.The buyer understands that I will be assigning that contract to him for my wholesale fee.

The buyer has agreed to pay half of the fee upfront with signing of the assignment contract in which he will send to my bank account. I will receive
the other half at closing.

Both contracts will be sent to title company tomm. to begin title searches.

I am not to proud to say that I am very nervous about this deal because I
have never dealt with multiple homes in a package deal nor do I have much experience with out of state buyers.

I would be very thankful for any advice or correction to what I plan on doing
in this deal.
