Hello and thanks for looking!

I find more deals than my current bank roll allows me to take advantage of.

BP has gotten me fired up to find a way to profit off these previously missed opportunities.

I’m not really into the idea of wholesailing… I’m a cash flow driven investor.

Most of my personal portfolio I’ve developed thru my own flip and rent system I found to work, pre-BP, so I guess I’m a brrr investor. As a general contractor and home-inspector I’ve done most of the work myself or with regular crews.

I’m looking to find investor financing or negotiate partner opportunities.

I’m thinking I could pay 10% on six month loans of $30-60k. Not as much as some HM guys want, but a fair rate in my opinion.

or

Offer a partnership where I find, fix, fill the property with tenants and put my PM in place.

The investor puts up the cash and is reimbursed my portion of the purchase price via monthly rent, when that amount is satisfied we own the property 50/50. This repay would take under two years in most cases…. I’ve purchased rentals with cash that operate at unheard of cap rates. After being on PB for a while I can assure you I occasionally come across a deal that is jaw dropping, my best was an absolute cash flow champ!

As I near my 10 year mark as an investor/flipper I’d say I’ve learned a lot, I used to think of partnerships as a bad idea, I didn’t want to advertise what I was doing or where out of fear of I’d cannibalize my market with investors in. BP has helped to realize a few things; half a deal is better than no deal -and- the more investors in my area, more caring landlords owning properties, the more all our values go up.

So please, I welcome your contacts or questions.

I’d really like advice anyone could give on what I’m looking for, or these types of transactions. Like everyone looking to expand you imagine how great it would be to find that whale investor who I could help turn their million dollars over the next few years into a business that makes over $400k a year. But I’m also open investors who might only want to do one or two duplexes a year and a constant 8-11% return on their money as an owner.

I’ve got deals, time, crews and options, so lets talk.

I've got two scenarios I could use a little advice on;

1- I had a tenant leave after threat of eviction, they owe about $2,200.  I have lots of documentation, mostly text messages.  Should I take them to small claims court, or do I need to file some kind of tenant eviction paperwork first? ....I've only had one full eviction in the past, luckily.  

2- The one eviction I did have recently resulted in a judgement for me around $3000.  I'm doubtful I'll see that but I'd hire someone to take care of all the paperwork to garnish their wages if I can?  Or do I need to contact their employers directly?  It didn't end very well and I'd rather not have any interaction with the past tenants if I don't need to.

I found this especially helpful as I'm planning my first auction experience in the near future....better not see you all there now that you know there is a hot deal coming up in Milwaukee ;+)  

Until a few days ago I knew nothing about sheriff auction bidding/ buying.  After researching it a little bit I can see how its not for new investors, there seems to be a few extra ways to get burned on an auction purchase.  

If anyone has a tid bit of info they would like to share, something you assume most newbies wouldn't think of, some experienced advise, or just a good luck, I'd love to hear it!

I understand the risk of buying a house you haven't seen

I understand the risk of buying at an auction you assume all tax liabilities, correct?

What about liens?  Obviously every interested buyer is not doing a tiltle search before bidding...right?

Anyways, no risk, no reward.

Hello BP!!

I'm looking for a plumber in Milwaukee to help complete a plumbing project on the East side, Riverwest area.

All the demo has been completed....walls are open, all old metal pipe removed. 

This is a large duplex project. Bath and a half in each unit.

I've got a tenant moving out on June 1st....

She refuses to allow any showings of the house.

Its a single family home.

Anyone know my specific landlord/propertyowner rights on this?

Can I keep her security deposit for not allowing my entry to the property after I've given sufficient notice?

Hello BP!!

Can anyone in the MKE area recommend a lawyer or persons of eviction to take over this process for me?

My tenant is into the second month late, I've issued a 5day, and its looking like I'll need to proceed with an eviction.
