I am searching for a great article writer for 400-600 word articles...Any suggestions would be awesome!!! I have used several that I have hired from elance and other sites...I always end up tweaking and adding real substance due to the articles being vauge, with little to no reacearch or experience going into the end result...

Hi Sean-Where it says"between______, as the orginal seller" This is the name or names you have on your orgial P & S...And yes, it needs to be there....Also, I see you have an LLC, has your attorney ever instructed you on how to sign all legal docs witihn the LLC? Many years ago, my attorney instructed me to sign with my name, member then LLC.

I am in need of a great CRM that can do much more for the investor other than managing contacts...I am looking at both of these programs. Freedom just came out with a new version 3 and Reale Flow is coming out with a 4 shortly...Can anyone provide feed back on either of these current versions? Thanks for any help you can offer....

Unfortunately, you hit the nail on the head within your first sentence..I am a real estate broker / investor. Most agents are very short sighted when it comes to their commissions, they do not look at a big picture...By giving you a commission discount, this agent will not spend any additional money or time involved with your listing, it is pretty clear..This agent is not taking into account your wholesale deals to them...I would have a conversation regarding how you feel and to see if it can be worked out... I would also start looking for another agent to work with(in this business it is wise to always work with a couple)...I got my agents licence and then my brokers licence for this same reason...

I agree with several other posters...In MA You have to keep the security deposit separate in its own bank account, pay the tenant interest and you can only keep it or portions of it for damage...What you mentioned, holes in the wall could be considered damage, not painting and carpet cleaning, good luck!

I agree with Curt's advice, approx. 500 sq ft per ton...I also just paid $3,500 for coil/condenser 3 ton unit replacement for a 1,600 sq ft house...

The biggest issues you will face with a home that old is running the duct work...If you are not planning on opening the walls, another option is two units, one for each floor so the duct work is only in the attic and basement...A little more costly, so you have to balance out the total costs of opening the walls (or not) if it is not necessary...

I am a real estate broker / investor with my focus mostly in flipping over the last three years. I currently am ramping my business up a notch with adding wholesaling and my current attorney (who I thought was very investor friendly)is really giving me a hard time with assignment contracts, ect...Any suggestions of attorneys within MA or specifically, Central MA, Worcester area? I am open to a good fit first before location...Any suggestion would be great, Many thanks! :D
