PNW,

After reading your suggestions, I started searching for a timber cruiser. I found the Association of Consulting Foresters of America. After speaking with one of the affiliated companies, I was made aware of how much work goes into the timbering process. I was able to talk to a consultant that has educated me and possibly help to close on this deal.

Better to ask a professional for assistance, then to dive into something that may cause you to drown.

I was given an offer to purchase about 100+/- acres of land in Mobile, AL. This will be one sale of about 40+/- acres and another 60+/- acres with both full of trees. I’m not a tree guru and doing some research as to the type. From first sight, they look like the same tree types used for power lines, but I’m still researching to confirm.

My thoughts were to price the timber on the property and use it to cover the cost of purchasing the land. I have not dealt with a timbering company and wanted to get some suggestions as to how to use the timber on the property to purchase it. Any suggestions as to how to use this approach is helpful.

My partner and I have our morning meeting that start as early as 7AM. Within our morning minutes we discuss daily task, weekly outlooks, monthly goals, quarterly goals, one year goals, five year goals and ten year goals. We type and record all of our meetings and discuss all our main points. After that, we have a 30 minute after meeting walk which we perform at our local City Park. The walk allows us to talk in more detail of our task, goals and brainstorm. This seems to work for us tremendously. Everything is documented via laptop and voice recorded during our walks. This allows our goals to grow and be more definitive. Performing this weekly keeps us focused and inline with what we’re doing and why we’re doing it.

I wasn’t getting discourage, but was trying to figure out if it was something going on in the area of phone calls. Never the less, you’ve suggested some tips that I do plan on implementing. I never consider exerting too much energy on convincing one investor, when I have a database investors to work with. But a great market research is to find out the “why” from a potential buyer. Once we can get to understand why the individual is reluctant, then we can move forward. It’s easier to be patient with a motivated seller, but at times I forget that some investors need to be approached the same way as a motivated seller.

Allen,

Welcome to Bigger Pockets. Seems like within 7 years and 3,000 bought/sold properties, you’ve found your niche and created a pretty good real estate foundation for yourself. I’m guessing you’re real estate business is set on autopilot. You just have to do a few checks and balances, but for the most part passive income is not a problem. That’s one of the great aspects of real estate, there are so many strategies that can lead to passive income.

I’m looking forward to being able to communicate with you more in BP.

Helps you to understand how you can will something into existence. Powers of attraction.

The 4-Hour Workweek, by Timothy Ferriss
Helps to see various exits from a 9 to 5. Also provides tips on maximizing your time.

The Cash Flow Quadrant, by Robert T. Kiyosaki, Sharon L. Lechter
Helps you to see where you are and have an understanding of where you’d like to be in the Employee, Self-Employed, Business Owner or Investor relms (quadrants).

Multiple Streams of Income, by Robert G. Allen
Helps you to understand that the best way to achieve a financial goal is by not putting all your eggs in one basket (strategy).
