I do some of the work appliances are apart of budget and I put in 5.1 surround sound and speakers in master bed and bath, and outdoor

thanks everyone, @Isaiah Suber all new electrical,plumbing,hvac,dormer for upstairs bath. the house was a 3/1 now its a 3/2/1 (the 1 is half bath)

Once again i would like to think everyone on bigger pockets this site has helped me in so many ways.I just completed my 2nd flip and listed it on 2/21/14, I am happy to say that a contract was signed on 3/4/14 here are the details.

cash purchase:$95,500

rehab:$49,500

List price:$199,900

Offer:$197,000, 3.5% closing cost

profit be for taxes:$33,285
