Post: direct deposit for rent payment

Like others have said, make them use a deposit slip with the address on it-and- find a bank that posts pics of those slips online.

I have a bank that does real-time images of the deposit, so I simply log-on and see the amount, the pre-printed address on the slip, and the timestamp.

Also the money automatically sweeps out everyday so no major security concerns.

On my payment instructions I tell them "you must use either the pre-printed deposit slips or you must write your address on a blank deposit slip provided by the bank..blah blah....Failure to do so may make you subject to a late fee "

Now that really opens up this already troublesome areas for me.

So was it the timing, after ready for rent, or was it the nature of the repairs that allow it to be excluded from the General Plan of IMprovement?

e.g. Same scenario, i.e. a series of normal repairs/improvements on an unoccupied property that I was re-habbing that is required to be classified under a General Plan of Improvement. All of this, including my previous post, was done in a short 3-4 week timeframe.

1- Repair of a new water leak that appeared after the project started but BEFORE it was ready to rent

2- Repair of a new leak in the roof/chimney after the roof was replaced but AFTER the place was ready for rent, but BEFORE it was actually rented.

I had a series of normal repairs/improvements on an unoccupied property that I was re-habbing (new roof, carpet, inside and outside paint, minor roof repairs, etc) that, of course, will be required to be classified under a General Plan of Improvement.

That said, does EVERYTHING done to the property have to go under this plan? Specifically these two things 1) Cleaning (hired somone to clean it before it was rented) and 2) a water leak in pipe that started AFTER the home was ready to rent (but before it was actually rented)
