Thanks, @Troy Kannegieter and @Jennifer Jesse; I totally agree.  Thankfully, the house we are looking to purchase is situated at a dead end in a quiet neighborhood.

Update to my above post:  the purchase price is actually 38% of assessed value and 64% of estimated market value.

I am in need of funding for a rental property deal in Petersburg, VA. The offered purchase price for this 3/1 SFR is $23k (~65% market value). With rent at $950/month, I do not want to pass this up so am flexible, though my desired terms are 5% interest with no less than a 5-year balloon payment.

Please help!!!  I have another, similar deal coming close in this area, as well.

Would two properties with a combined price of $142k ($67k + $75k) and LTV of $204k ($92k + $112k) qualify for any of your program?

Management will be done through a local firm. We are closing on a rental and looking to find more good holds between Maryland and Richmond, VA. I am doing the same here in TX.

My partner (@James Sheppard) and I will be in the Baltimore (city), Maryland this coming Friday for a rental property inspection and hope to make the best use of our time scouting key areas, meeting with an investor-friendly real estate agent, or even connecting with a good wholesaler.

Thanks, @Jeffrey Goers.  I will likely work with Farmers and their landlord program until I can identify a better option in Baltimore City as they are known to me (and for the sake of saving time).

God willing will not be able to report back on their claims depot's performance anytime soon.
