we've evicted a tenant ( total nightmare) upon finally entering the condo after 12 months we've discovered that the tenant has been in prison in another country and prior to being arrested turned the condo into a nightclub( weird right). So my question is how long do I have before I can start selling his things?

I'm curious what the best process is for evicting someone. A co worker has a rental unit that he hasn't recieved rent on for 3 months.  Eviction notice was served 6 weeks ago without a response. What is a realistic timeline or process we can do to get a new renter in asap?

thank you both for responding. I'm trying to convince a seller carry back option as I agree it's a way out with the best return considering the options. This isn't how I envisioned getting back into the real estate world but it feels good to be in it non the less.  

  I've also taken over a few other not so good investments in Rio Vista, ca. But fairfax is by far the worst. I'll keep posting updates for ***** and giggles

so I've recently taken over a project from a friend who purchased a house which he intended to fix and rent out. It's in fairfax in marin county which is a pretty high end market. Its a duplex on a pretty steep hillside with a lower 1/bd rented for $1300. Top floor pretty much has nothing going for it except a view. He paid cash and it's just a poor investment. 

  Purchase price was 590k and total rehab cost to make it worth selling would be 300k+.  Even then he might only break even or still lose money. My suggestion was to put 20-30k in making the upper unit rentable and collect rents in the mean time.  About $2000 or 3300 total. Not a great return but it beats spending 900k to get  800k at this point.  He has other poor investments which I'm helping with but this one takes the cake. All comments, suggestions, and criticism are welcome
