I am looking to get into multi-family investing.

I have a business partner who has accredited investor contacts in another state.

If I am the one bringing sweat equity to the transaction, finding the property in my

state, but he brings the money. how should this be structured.

Okay, so if I am newer to Multi-family RE (I have done a lot of residential RE), and I want to be the person finding the deal, crunching the numbers, person on the ground who hustles.... How do I put together my "team" and how do I explain my role?

How does "syndication" work exactly? Is the syndicator the party or parties who have essentially coordinated the money side of things?

How does one find a sponsor for a new investor seeking to invest in multi-family properties?

Is there a process to this? Where can one go?

So you can do it with 4 or FEWER properties? Who at the bank does this? 
Is it the commercial or residential side of things?

Also, if this is the case, why don't more investors get 4 properties, refinance, acquire 4 more, refinance, and repeat. They could get 40+ instead of 10.

I am currently in the process of acquiring 10 investment properties

that will be in my name and under my SS#.
All of them will have 20% or more equity.

I've read that there are either banks or individuals who will refinance my loans

into one commercial loan, (or private loan)...

Has anyone done this? 

Is this even possible???
