I’m currently in the market for an absolute net property and having trouble finding a definitive resource for this market. The best sites I’ve found so far are Crexi, LoopNet, Calkain, and NNNex. Am I missing any commercial websites here? Is there no definitive MLS of commercial properties online? I’m mostly focusing in Ohio and the Midwest.

We’re considering a few single tenant custom buildings with fairly long triple net leases. But considering that the buildings have been custom built for a particular chain, what happens when they decide not to renew? Tear down the building? Shoehorn another rental into that building with some modifications?

Bill F. Thanks for the clarification. I didn’t intend to imply that one causes the other. However I do think both increased rates and inflation (from increased wages and costs of goods) are in our near future. I’m with Sam Grooms and Caleb Heimsoth to not over leverage right now. And Kurt Jones has me considering 1031ing some SF into MF!

So with interest rates sure to rise and inflation well on the way, what’s your strategy? Pay down loans? Save up for the next drop? Just curious. Personally I’ve tried to lock in interest rates as much as possibly and just reinvesting in my current properties. (Remodels, Airbnb’s, etc) Market prices are to the point of no cash flow already so I’ll just wait this one out and get creative on what I own already.

For those that use Zillow Rental Manager to list their apartments for rent, I was curious where the Craigslist export went. I haven’t listed regularly on Craigslist for a while but in winter when good prospective tenants are harder to come by any little bit of exposure helps. Did they remove it? What else are people using for their listings? Facebook marketplace seems to have a lot of attention as of late. I’ve had some luck using that but it seems to me like the listing sites are so diluted anymore that you need to post in 5 different places to get a proper audience.
