I am looking to buy apartments with 2-10 units, class C-C or better and with Cap rates of 7+. The locations that im looking for are in the (California) Los Angeles Areas, Orange County, IE, San Bernandino, Riverside, San Diego and Bakersfield. Really looking for properties that have potential of add value with sweat equity. Wholesales, short sales, and REOs are good. But will look at anything that makes sense. Thank you.

I decided to start investing on income properties in Bakersfield California, due to the better cap rates and better roi compared to the Los Angeles area where i live. Currently i have a four unit and a duplex in escrow, anyone investing in this area that can get me more insight.  Thank you!!

Very good advise, i will make the changes and monitor the effectiveness. I have talked to google before with this campaign but with little success. But i am learning more and more about it, i feel confident that i will find the sweet spot. I will keep you posted on the results.
