Hello BP,

I am a vet, I used my VA to purchase a home as owner/occupant.

I worked on the house until I met the time frame that I could sell it, and I did.

I needed another deal to work on.

I found a few, a couple of days after I had inquired about the properties, with an agent and a hard money lender, the properties were off the market.

Ok, I snoozed, I lose. How do I stop this I asked myself. I needed to put a contract on it and tie it up, then wholesale the property.

Last weekend 1/16/2016, I went out, with my list of possible properties I would put a contract on.

To my surprise I was told by two different people at seperate times, that I needed to be pre-approved to put a contract on a property, and the down payment amounts are different for owner/occupant vs investor.

I need a mentor/partner that I can work with for my next property.

I have a LLC. I want to assign a property to the LLC at closing. Do I just sign the name of the LLC on the multitude of pages where my signature should go?
