Curt, wow, thank you for your great explanation. That clarifies it for me. Too bad about the no advertising rule though but I imagine once you do your 1st successful deal, the word of mouth kicks in and it can build organically and nicely that way (I'm hoping) - has that been your experience?

Can anyone recommend a free deal analysis software that computes the major metrics on a deal? I have seen one but have not downloaded it - it is called rehab valuator lite - anyone used it? Thanks!

Thank you for your analysis. I live in Santa Barbara and just beginning to invest here. Have you done any short sales? I wonder whereas there is
a major sellers market now here if banks may forego short sales and hold properties because of their future upside - any thoughts on that?

Hi Russell,

I agree with Ned's comments below with a twist. If you have not already made your decision, I recommend using WebPlus X6 vs. one of the domain company or other website builders or wordpress. WebPlus is only $99 for the software, is very easy to use, comes with unlimited phone support and is a custom site builder so your site will look more professional rather than cookie cutter. I work as an internet marketing consultant and would be happy to provide you with free coaching if you need it or build you one affordably
if you want someone to build for you.
Can also provide you samples of sites built with webplus x6 as well.

I am wondering what the SEC and California state laws are regarding soliciting private money lenders for real estate investments - what disclosures, guidelines, etc need to be followed?
