@Ben M. Yes, it is common, they want to handle the sale and collect the comission.

Hi Bjorn, but is this just something they can push on you even though it’s not stated on the contract?

I am selling my rental property and wanted to use my realtor but the property management is telling me that they will no longer be able to manage my property if I use my realtor. They will only continue to manage only  if I use their realtor. They said something regarding liability reasons. I didn’t see anywhere in the contract regarding this. Is this common practice for them to stop managing my property if I use my own realtor to sell?

What’s the best way to find fixer upper homes on Zillow, Redfin, etc? What keywords to use etc. Thank you!

Very good feedback everyone. Seems like it might be doable but might be a bit difficult to find the resources to handle certain things

Would a property manager do the make ready and leasing services only and I can do the ongoing management going forward?

So let’s say the old tenant leaves and we need to get a new tenant in, is it easy to find someone to handle all the make ready and finding and getting new tenants in there remotely?

Quote from @Zambricki Li:

You can do it for 1-4 units NP. Many will tell you not to do it. I think it is actually quite easy to do. Get a stable of handymen. Find a housekeeper. Legal if needed. It's not complicated and no one is going to care as much as you about the property.

Thank you Zambriki. How do you find someone to take pictures and advertise the property for leasing to get a new tenant in?

Is it possible to manage a property remotely efficiently without a property manager? Can you hire everything out such as make ready, eviction, but only on as needed basis?

Quote from @Wale Lawal:

Majority of the investors I work with look for properties without HOA, and every HOA is different as far as coverage.

If I were you, I recommend staying away from condos, or is there any specific reason you are looking into condos?

Hi Wale no specific reason just wanted to see if it made sense to do so thank you!
