I am curious what expenses others pay through their property management LLC on behalf of their rental properties. I know that the property owning LLCs should continue to pay the mortgages, but what other if any expenses should the property owning LLCs continue to pay vs the property management LLC. I would presume property insurance, but is there any other expenses that should not move over the the PM LLC? Thank you

I have had a lot of issues with Stessa support.  Their communication is slow at best and you have to ask to speak with a person and hope they provide the Calendly link to schedule a time.  

No Bill Pay for the Cash Management accounts... Basically you have to funnel money around to use these accounts for anything other than simply savings.

They promoted their move from Blue Ridge Bank to Thread as one that would allow for Bill Pay, but it hasn't happened. 

I am considering moving to RentRedi.

For several years I have had Travelers for many of my out of state self managed properties.  After years of on time payments and no claims I receive a letter stating unless I send them verification of professional management they are cancelling my policies at month's end.  I received this letter 4 days before month's end.  

Has anyone else had this experience?

Who are the most competitive insurance companies in Indiana for regular landlord insurance?

@Justin Holley thank you everyone for your response. That said, I know that it can be done from anywhere I just had someone ask me if I knew anyone in Houston they could sit down with.

Fannie and Freddie say the extra fee makes up for the added risk they are taking on because of "adverse market" conditions.  Unfortunately, what that says to me is that they do not have confidence in the underwriting ability of the lenders, which in turn means the end consumer gets to pay for this lack of confidence or the lender's inability to properly underwrite.  Lastly, there doesn't seem to be any language of a sunset of this fee when market conditions improve.

This new Fannie and Freddie fee of 1/2 of 1% of the loan value is going to be a bummer for BRRRR. However, this will have a far greater oppressive effect on low-income families. If you feel this new fee is out of line call your congressperson.
