I am a single female who is just about to separate from the military. I cannot WAIT to use my VA loan to purchase my first duplex, triplex, or fourplex! My goal is to BRRRR my way into financial freedom. I will need to live in my first property because I will have no other choice. I am also not sure what class property I will get just yet. I am looking into investing in the Las Vegas area.

My question is, are there any single female house hackers out there?  What do you do to ensure your safety if you are renting out a unit/units right next to the one you live in?  Do you use a property manager?  Do you let your tenants know that you are the owner?  How would you feel about evicting a tenant that knows you (the owner) live right next to them?  

I am an active-duty military member preparing to make my first-ever property purchase using my VA loan. I am looking for a property than will generate positive cash flow but it seems that Oahu (my current residence for the next two years) might not be the best place to find a property that will do that. Does anyone have any stories or opinions to share about owning rental properties on Oahu? Would a Condo or a Multi-Unit House make more sense?
