Thanks Mehran! I am doing a lot of research and reading right now on all things real estate so I will hopefully be a valued wholesaler in the market here until I am ready to try my hand and buy and holds.

Also, who knew my property management experience would come in so handy when I fell into the job in college!?!? Funny how life works out sometimes.

I will use the next two months to learn the business, network and implement my marketing plan. My goal this first year is to wholesale 1 property every other month (I'm a part-timer). That should put me on track to wholesale about 5-6 properties in 2014. I will use those funds towards a down payment for my first buy and hold property (ideally a duplex so that I can live in one side and rent the other out).

Thank you, Thom! I hope to eventually be in a position to buy and hold as well. Any profit from wholesaling I plan to reinvest in buy and hold property so am hoping that within a year or two I will have enough saved to accomplish this goal.

You probably know the basics of real estate given your experience so one thing I'd recommend is that you don't limit your market to just where you live. I live in NYC but invest all over. It expands your cash flow opportunities.

Thanks Joe! I will keep that in mind - I am definitely starting out looking in my (comfort zone) area, but will certainly be open to other markets as I get my feet wet.

I just wanted to take a moment to introduce myself. In college I worked in property management and found it to be challenging but exciting work. I now work full time as a program director for a human services organization that provides crisis response to the Central Virginia region. My goal is to learn as much as I can from this site, network in my area with buyers and other investors and to begin wholesaling part-time.

My long-term plan is use revenue from wholesaling to invest in rental properties.

I do not think Central VA has an REIA branch (nearest is the Tidewater or NOVA groups which are really different demographics than Central VA), but I have joined the Meetup for RE investors and plan to participate as next dates are scheduled. I have also ordered some blank bandit signs and gotten a google voice account set up for use as my contact #. Lastly, I have located a vacant properties listing from 2013 for this area and am working through the listing to determine which are still vacant, last sold more than 10 years ago and those that are in desirable areas for renting.

I'm also reading through the beginner's guide to real estate investment which has already been very informative.

I'm looking forward to meeting others from Central VA and learning from all of the pros on this board as well as from my own experiences.
