Revisiting this post and going to float a meetup out there if anyone is interested!

Like @Nghi Le mentioned, it looks like there are a lot of existing meetups already happening. However, as a new investor myself, I was thinking it could be worthwhile to set up a lunch or happy hour sometime in the next week or two for newer investors (like the folks on this thread) and see what happens?

If there is enough interest, I'm happy to set it up myself and invite everyone on this thread as a start (of course, folks can invite whoever they want).

Just a thought!

Yup. Also a part-time RE agent. 

Another indicator is shifts in list price - I've seen many sellers put an aggressive / 'greedy' list price out there, only to realize market demand isn't quite what it used to be and lower the list price by 5-10% (just helped my buyer put an offer in on a place that went from $450K -> $400K). This time last year, prices were going the OTHER way. 

It was bound to happen sooner or later...

Question for all you experts with multiple real estate properties!!!

I'm in the process of buying my third property, and am starting to think about how I can create a holistic financial picture of my entire portfolio (rather than manage each property individually). Does anyone have any tips on how you've done this successfully in the past? I'm talking about things like cash inflows/outflows, tenant & lease terms, home values, etc.  

If this helps, it basically stems from the question I've been mulling over lately, 'if one of my property becomes vacant, how will it impact my other two properties, and how much of the cash flow from the other two properties can I use to offset the costs of the third?' So really focused on financial management across my portfolio here.

Tips / tricks / online tools & platforms / anything else are welcome :)

This is great info - I myself am starting to explore auction properties (properties in my area are astronomically priced and margins are razor-thin for retail).  Does anyone on this thread (or in general) have any pro tips?  The one big thing I've heard is that if you use a hard-money lender, make sure you have your contractors sorted out because that's how folks get burned (get a hard money loan and can't turn the deal around because contractors either suck or aren't available).
