as a builder developer we are constantly trying to buy direct for one reason. we get better price as seller many times does not realize what they have or the full potential.. and its not our job to educate them..  unless they are willing to stay in the deal.

I would try visiting new construction sites in your area. Talking to the project manager or GC seeing if they can put you in contact with the actual developer. Or you could always look at the approved building permits to see who’s currently building in your area. Most permits have a contact person listed.

 Thanks for you the advice Canesha! Unfortunately I actually live in Korea and can't physically go to local construction sites to ask, but I'll ask family and friends to see they can help me out.  Thank you for your time!

I currently have 3 neighboring properties in Des Monies WA equaling 1.46 acres blocks away from the water (Marina). I have been going on local developers/builders websites to inquire if they are interested in acquiring land and have been hitting dead ends. Are their anymore strategies/ideas to attract or advertise to developers before I have to list the properties via MLS ? I rather sell it by owner. Please help! Thank you for your time everyone!

Question, once you found a private lender is ok just to have them deposit a large sum of money in you bank? No paperwork needed? I feel like the IRS will come knocking on my door.  Thank you for your time everyone
