@Jeremy Chaudet  Hi Jeremy Thank you for your response, so what you saying is that the price to rent ratio should be great than 1%, i was looking at duplex on parker ave and it seems that price to rent ratio was below 1%, It is a good idea to look at distress property and fix it up yourself then rent it out, i think that is usually the way to go to get better coc return do you contract out or you do the fixing yourself. @Jeremy Chaudet hi jeremy, since u invest in manyunk, can u elaborate on the numbers price of property versus monthly rent? I notice price are pretty high in manyunk. Do u focus mainly sfr or mfr Do u recommend what street to focus on in manyunk? Thank you

Hi everyone, I just joined bp and have much to learn from experience investors, i have a question about how to determine the neighborhood you are buying into (a, b, c, d) What do you look for to really determine? School rating? Crime rate on trulia or zillow? Is there a resource or tool out there that i can look at or anyone i should call to ask. Thank you for your time and feedback.
